The latest office building to complete at Canada Water broadens the commercial offering within Phase One of the Masterplan
British Land have launched Three Deal Porters, a 120,000 sq ft highly sustainable mixed-use office building at Canada Water, alongside its first letting to Foundervine.
The launch marks the completion of Phase One of the 53-acre Canada Water Masterplan which now offers a diverse range of workspace, residential, retail, leisure and cultural amenities. Three Deal Porters sits adjacent to Dock Shed, a 180,000 sq ft office building designed for larger headquarters occupiers, and follows the success of Paper Yard, a modular science and technology hub, creating a broad commercial offering for businesses of varying sizes and stages of growth.
Designed by Allies and Morrison, Three Deal Porters comprises ground-floor retail space and five floors of workspace tailored to ambitious, fast-growing businesses seeking flexibility. The building features an 8,500 sq ft double-height reception designed by Conran & Partners, more than 5,000 sq ft of terraces overlooking Canada Dock and Rafter Walk, and strong sustainability credentials including BREEAM Outstanding.
The first floor is dedicated to British Land's fully fitted, furnished and connected Work Ready product, enabling occupiers to move in immediately and scale their space as requirements evolve, supported by flexible lease structures and comprehensive management services.
Foundervine will occupy 3,268 sq ft of Work Ready space on Level 1, becoming the building's first occupier. Recognised by the Financial Times as one of Europe's leading start-up hubs, Foundervine is one of the UK's largest entrepreneur support ecosystems, helping founders from diverse and underrepresented backgrounds launch and grow businesses. The organisation will also host a programme of events from its new home at Canada Water, including its annual Founderfest conference in September.
