British Land has also signed nine new occupiers for its new co-working lab space at Drummond Street 

British Land is pleased to announce that Relation has doubled its footprint at Regent’s Place. The biotech business moved to the campus in 2022, taking 5,000 sq ft at 338 Euston Road, before taking an additional 1,000 sq ft in early 2024. The business has signed for a further 7,000 sq ft, taking its total footprint to 13,000 sq ft.

Founded in 2020, Relation is pioneering the use of machine learning and functional genomics to accelerate drug discovery through the use of artificial intelligence. Over recent years, they have grown rapidly, raising over $106 million across multiple rounds of funding. They have also secured two major partnerships with GSK, targeting fibrotic diseases and osteoarthritis.

Their decision to expand reinforces Regent Place’s reputation as a thriving science and technology hub, ideally located in the heart of the Knowledge Quarter, and also reflects the strength of British Land’s campus model in supporting the growth of scale-up businesses and fostering long-term partnerships.

In addition, British Land has signed nine new UK-based biotech and health tech startups for its new co-working lab space at 184–192 Drummond Street, adjacent to Regent’s Place. This space, which is now 43% let, has been designed to allow incubator businesses to become operational quickly, with the opportunity to scale up into space across the campus, as seen with Relation.

Regent’s Place is located in London’s growing Knowledge Quarter, close to a range of academic and research institutions including The Francis Crick Institute; The Turing Institute; The Wellcome Trust and globally recognised academic institutions such as UCL and key research hospitals such as UCLH, who alongside UCL carry out over half of all early phase clinical trials in cell and gene therapy in the UK.
