Back-to-back leasing transaction following a surrender from Columbia Threadneedle Investments
8 September 2025
British Land is pleased to announce the completion of a significant back-to-back leasing transaction at Exchange House, Broadgate, securing a 50,000 sq ft letting to MSCI, a leading provider of critical decision support tools and services for the global investment community . They will be taking one floor of recently surrendered space from Columbia Threadneedle Investments, along with some vacant space.
Exchange House has undergone significant enhancement in recent years, including the refurbishment of upper floors, new terraces, an upgraded reception and end-of-trip facilities, as well as a new park at Exchange Square. The building is 88% let or under offer, with strong interest from potential occupiers on the remaining space, demonstrating the broadening demand for good existing refurbished buildings in the right locations.
The deal follows similar leasing success across upgraded office buildings in Broadgate, with Akin Gump Strauss Hauer & Feld LLP taking 77,000 sq ft of surrendered space at 155 Bishopsgate last year.
Kelly Cleveland, Head of Real Estate and Investment at British Land, said: "This is a great example of smart asset management — securing a surrender and immediately re-letting some of the space to a high-quality occupier. It underlines the enduring appeal of well-located, well-designed buildings like Exchange House, and our ability to upgrade existing assets to meet modern occupier needs.”
