British Land is currently involved in masterplanning to regenerate several areas around the UK. Plans are being developed with a comprehensive and long-term view of local needs in line with Government policies on urban renewal and sustainable communities.
Since 2003 we have been working closely with the London Borough of Southwark and local people on the Masterplan for Canada Water in London’s Docklands. In 2006 Southwark Council granted outline planning permission for the first phase of regeneration which will provide new residential, commercial and community facilities laid out in a series of new streets, walkways, pedestrian and cycle routes. The plans include a new library and civic plaza, community space together with a small community park, market and affordable apartments and houses, studio workshops for start-up and small businesses, and ‘one-stop shop’ electronic terminals in the library, restaurants, cafés and local shops. This will generate an estimated 1,500 temporary construction jobs, with a further 290 permanent jobs on the completed development. It will also create 828 new homes, with a large proportion of affordable homes, promoting social diversity and improving accessibility for all. A major project is underway to develop the Euston Road- Marylebone Road area as part of the London Mayor’s 100 Public Spaces Programme. Our ongoing development of Regent’s Place, with its Euston Road frontage, is helping to transform the area into a vibrant place, with street life, attractive landscaping, public squares and green spaces. Planning permission was granted in 2006 for our 2.5 acre mixed-use development at Osnaburgh Street in Regent’s Place. This will include residential units with over 50% affordable housing, high quality offices, a community theatre and shops around a new public space. We are now consulting on proposals for the north-east quadrant of the estate, including over 170 residential units, with a large proportion of social housing, high quality offices, retail space, community facilities, new landscaped routes and significant improvements to the existing public realm. Proposed community facilities include a replacement One Stop Shop for the West Euston Partnership and a new Community Arts Facility. In 2006 we also invested £100,000 in a joint project with Transport for London and Camden Council to improve pedestrian access at the Euston Road underpass.
The Masterplan for the River Don District area of Sheffield will bring new life into an area which, following the decline of the steel industry, has gone through a first phase of regeneration. The Masterplan has a 20-year-plus lifespan and aims to introduce vibrant new communities, protect existing neighbourhoods and promote architectural excellence, with a focus on sustainability from the masterplan stage through to occupation. Existing communities and new, mixed-use developments will be connected by green links, pathways and roads. More than 17,000 new jobs will be created. The Lower Don Valley Masterplan study, led by Urban Strategies on behalf of British Land and Sheffield City Council, is based on comprehensive consultation. The consensus is that the Masterplan offers a clear and significant role for the Lower Don Valley in supporting the wider economic and social regeneration of Sheffield and South Yorkshire. It will significantly improve the quality of life of residents and increase employment, learning and recreational opportunities for all.
