Location

Fort Kinnaird is situated approximately 3.5 miles south east of the City centre in a highly prominent position adjacent to the A1 which is the main route out of Edinburgh to the south. Access from the western side of the city is via the Edinburgh City by-pass, which joins the A1 approximately one mile to the south and also links to the M8, which is the principal motorway connection between Edinburgh and Glasgow.

Description 

Fort Kinnaird, a retail destination in its own right, is an amalgamation of several phases of development and improvement. Each phase of the scheme has anchor tenants and there is also a leisure element and restaurants. The Fort was the first out-of-town retail warehouse development to attract high street retailers such as Next and Boots. Fort Kinnaird was also the first out-of-town location in Scotland for Gap, Officers Club, H&M, Etam, Clinton Cards, Early Learning Centre, Beaverbrooks and only the second store for Borders. Marks & Spencer have recently opened a new 60,000 sq ft general merchandise store.  Monsoon and Starbucks have also recently openend.  Orange and Thorntons are currently fitting out.

Accommodation 

Fort Kinnaird consists of 52 retail units plus 2 leisure outlets and 5 food outlets, and a factory and additional offices. In total it comprises 567,311 sq ft of accommodation. There are 2,312 car parking spaces, providing a ratio of 1:245 sq ft.

Planning 

Open A1.  A planning application has been received for a further 100,000 sq ft (9,290 sq m ) approximately of retail/restaurant accommodation.
