Occupiers are responsible for 90% of the carbon emissions in our office properties. Much of what we can achieve in terms of reducing energy use and increasing recycling across our portfolio can only be done by working with our occupiers
In our Occupier Survey 2007 several of our occupiers said that they wanted us to increase communication on corporate responsibility and work more closely with them on initiatives. In response to this feedback we launched Broadgate Together and Regent’s Place Together, our new approach to corporate responsibility that will be delivered by working in partnership with occupiers. In February 2008 our Asset Managers and Building Managers started to visit occupiers to discuss corporate responsibility issues and initiatives, with a view to developing tailored action plans to reduce energy use and increase recycling. The Together programme builds on the collaboration and achievements of our Broadgate and Regent’s Place Environmental Working Groups.
The Broadgate Environmental Working Group was established in 2004 and consists of representatives from British Land, Broadgate Estates and major occupiers. These now include Baring Asset Management, Deutsche Bank, the European Bank for Reconstruction and Development, Henderson Global Investors, Herbert Smith, ICAP, Lehman Brothers, Royal Bank of Scotland and UBS. Members of the Working Group have been gathering data on waste since 2006, helping to increase recycling rates and reduce waste to landfill.
The Environmental Working Group’s reputation has attracted more businesses in the Broadgate area which has added further weight in progressing initiatives across the estate. Baring Asset Management continues to play an active role in the Working Group and is pleased to contribute to it.

In 2007 the Working Group was presented with a Clean City Gold Award for increasing recycling, reducing waste and managing environmental impacts. All six multi-let buildings at Broadgate received Gold Awards (155 and 199 Bishopsgate, 6 Broadgate, Broadwalk House, Exchange House and 10 Exchange Square). Several Broadgate occupiers and buildings also received recognition in these awards, including ABN Amro (199 Bishopsgate), Ashurst (Broadwalk House, 5 Appold Street), Baring Asset Management (155 Bishopsgate), Deutsche Bank (1 Appold Street, 6 Bishopsgate and 99 Bishopsgate), Henderson Global Investors (4 Broadgate) and UBS (100 Liverpool Street).
Building on the success of the Broadgate Group we established the Regent’s Place Environmental Working Group in 2007, consisting of British Land, Broadgate Estates, Abbey, Atos Origin, GMC, Hodder Headline, JP Morgan and Mapeley. Members gathered data on waste and participated in a wet and dry waste scheme. 520 tonnes of waste removed from the office estate in 2007 were recycled, including paper, cardboard, plastic and glass. The Working Group’s objectives for 2008 include reducing waste to landfill from 11% to 4% and improving communication to ensure that all occupiers are aware of waste management progress and issues. The management team will also be encouraging all occupiers to contribute energy data to improve understanding of usage and enable appropriate reduction strategies to be identified and implemented.
Samantha Pinder-White from Broadgate Estates management team gave a presentation on waste management at our All Staff Briefing, providing information on what happens to our waste and on future plans for recycling. The presentation was excellent and included ideas about how we can contribute. It was very well received by our staff, raising awareness about what actually happens to our waste. One department has even asked if a visit can be arranged for them to see the recycling depot.

We are working with occupiers at Broadgate and Regent's Place to reduce overall energy usage by 15% from the 2004 baseline by 2010.
All Broadgate occupiers are now involved in recycling schemes and in 2007 recycled over 3,000 tonnes of waste, including paper, cardboard and glass.
We are working with occupiers at Broadgate and Regent's Place to achieve zero waste to landfill by 2010.
