Our estate at Regent’s Place, London NW1, is one of the largest in London. It comprises high quality offices, retail space and leisure facilities, with a major residential quarter now under construction. In 2007 we made progress on the Regent’s Place Masterplan, submitting the planning application for the North East Quarter and starting construction on Osnaburgh Street.
The opinions of local people and other stakeholders have influenced the Masterplan, following a range of consultation initiatives held since 2003. In 2007 these included a three day exhibition at the Diorama Arts Centre and a public exhibition at the West Euston Community Festival. Displays outlined the principles of the Masterplan, provided an update on Osnaburgh Street and gave detailed information on the proposals for the North East Quarter. We also continued to engage with the Regent’s Place Planning Working Group, set up by the West Euston Partnership in 2003, comprising local people and community groups. In 2008 we will launch a community focused website explaining the principles of the scheme and providing information on the two sites, including live web cams.
The West Euston Partnership is the most successful community based organisation in the West Euston area. British Land has played a vital role, giving good direction and support on our Board, providing funds towards small community events, supporting The Third Age Project and helping to re-shape the Crypt Centre - part of St Mary Magdalene Parish Church. British Land has demonstrated itself to be a good, supportive neighbour to our community over the long term. For that we are very grateful.

The application for the North East Quarter proposes to replace the existing buildings with 171 residential units, over 40% of which will be affordable housing, and 45,000m2 of high quality offices, retail and community facilities. These include a new and improved ‘One Stop Shop’ for the West Euston Partnership and a new community arts centre for Diorama. A larger performance space will be created in Triton Square and the final phase of proposals for Longford Square will form a new public area with more seating and tree planting. New routes across and through the Regent’s Place estate will also enhance pedestrian access.
Construction began at Osnaburgh Street in May 2007. A Community Working Group was established with representatives of the local community and employers to deal specifically with the demolition and construction phases and maximise opportunities for local people. The 2.5 acre mixed use development will include residential units with over 50% affordable housing, high quality offices, a community theatre and shops around a new public space.
In the summer of 2007, a group of 14 young people from West Euston participated in the arts project, The Future is Now, the Future is Here. They learnt how to draw in the ‘Manga’ Japanese comic art style and created artwork telling the story of life in West Euston in the future. As well as developing their art and IT skills, the project encouraged them to think about local regeneration and diversity. This partnership project involved British Land, West Euston Partnership’s Integrated Youth Project and Diorama Arts.

In 2007 we continued to support the West Euston Partnership for the 15th year, working with the community to make the area a better place to live and work.
We continued to provide space to Diorama Arts Centre in 2007 and offered them use of Triton Square for their summer festival, with local artists performing a range of dances and music live.
