Our new approach to delivering corporate responsibility at our Head Office, on our developments and at our properties.

In 2008 we continued to integrate corporate responsibility into each business area, to embed it more successfully within the business and improve strategic communication. This was the outcome of a review of our corporate responsibility activities, informed by expert opinion, benchmarking and stakeholder feedback.

Peter Clarke, Executive Officer, continues to lead our approach to corporate responsibility, reporting to the Executive Committee and Board on corporate responsibility matters. Justin Snoxall, Head of the Business Group, is now responsible for embedding corporate responsibility at our Head Office, monitoring progress against objectives, coordinating initiatives and acting as the primary contact for corporate responsibility enquiries.

Justin has also taken on the role of improving the consistency of implementation across our managed portfolio in the UK and Europe. Corporate responsibility initiatives will continue to be put into practice at our properties by our local management teams and regional managing agents, with the support and guidance of Justin and our Head Office based Asset Managers. Twice yearly meetings between members of our Head Office team, managing agents and selected property managers will provide an opportunity to share best practice, discuss issues and opportunities, and report back on progress against targets. We continue to monitor our relative performance against our peers by participating in a number of industry benchmarking initiatives. Through Building Together we aim to work more closely with occupiers, local people and other stakeholders across our managed portfolio, to meet our objectives and help them achieve theirs. Our targets for 2008/09 include reducing energy use by 15% against our 2004/05 baseline, recycling 60% of managed waste within our office portfolio and achieving 85% recommendation rating from occupiers.

Adrian Penfold, Head of Planning and Environment, will continue to lead our approach to corporate responsibility on our developments. In 2008 we will be appointing a Sustainable Developments Executive, reporting directly to Adrian. We will carry on undertaking extensive, early stakeholder consultation for all our major projects, to help to ensure that they meet the needs of local people. Our Sustainability Brief for Developments has been implemented on all our new developments since 2004, which has helped us to improve consistency. From 2008 we will be working with our project teams, including architects and building contractors, to further improve consistency through specific targets, such as recovering a minimum 80% of demolition waste and 70% of construction waste.

A range of policies and documents continues to underpin our approach to corporate responsibility, including our Corporate Responsibility Policy, Sustainability Briefs for Developments and Refurbishments, Service Commitment for Occupiers, Waste Management Plan, Biodiversity Programme and sustainable Travel Plans. In 2008, as well as setting annual targets, we developed challenging medium-term objectives that will help us drive performance forward, such as sending zero waste to landfill from our entire portfolio by 2012 and becoming carbon neutral from 2008/09. For our annual targets we also identified whether each target related to performance or management, and weighted each one for importance to British Land and our stakeholders. This will improve transparency for all those who take an interest in this important part of our business.

In 2007 Business in the Community awarded us with a Silver Jubilee Big Tick for our long term community engagement in West Euston
