As a business we have a significant influence on the built environment, on the communities that surround us, on our occupiers (and their staff and customers), on our suppliers and on the people who work for us. Much of what we can achieve can only be done by engaging with our staff, customers and suppliers.
Our 2007 corporate responsibility survey revealed that we are generally highly regarded for corporate responsibility and that we have made progress in a number of areas; however it also identified that we need to do more, to be more focused and to embed corporate responsibility at all levels of the business. We have begun addressing this through Building Together.
Over the past year we have made progress towards our commitment to become carbon neutral from 2008/09. Reducing energy use in the areas of our properties we manage is a key element of our carbon strategy and we are pleased to report that since 2004 we have reduced energy use in these areas by 21%, cutting carbon emissions by 15%, despite the floor area almost doubling during the same period. We thank all our property management teams for their efforts to reduce energy use. In 2007/08 we further reduced our carbon footprint by purchasing 75% of electricity from sustainable sources.
We have reduced the amount of water used in the areas of our portfolio we control by 26% in the last four years. This is largely due to the introduction of rainwater harvesting initiatives and water saving technologies at a number of our properties, including Broadgate, Eastgate Shopping Centre and Meadowhall Shopping Centre. Our three largest properties, Broadgate, Meadowhall and Regent's Place, recycled 45% of waste in 2007/08 and incinerated 46%, with the remaining 9% sent to landfill. In 2008/09 we will be working to further reduce water use and waste to landfill.
Following our 2007 occupier survey we are pleased that there has been a significant improvement in customer service since 2005, with an overall occupier satisfaction rating of 73%. There is still a lot we want to do to continue to improve this and our teams will carry on engaging with our occupiers to better understand and meet their changing occupational needs.
Corporate responsibility helps us to maintain and enhance our reputation and the value of our long-term investments. To help communicate this, we have made corporate responsibility the theme of our 2007/08 Annual Report and Accounts.
