In 2010/11, we commissioned independent research to get the views of occupiers, investors, employees, local people, local authorities, Government and other key stakeholders on our corporate responsibility strategy and activities. Their feedback fed into a thorough review of our approach, which led to us identifying five new focus areas as being the most important for us and our key stakeholders.

2010 Stakeholder survey
More than 90% of respondents rate us favourably
In 2010, Ipsos MORI held telephone interviews on our behalf with more than 50 stakeholders from local and central government, Non-Governmental Organisations (NGOs) and Socially Responsible Investment (SRI) funds.
We sought their feedback on a range of topics. This followed previous independent stakeholder surveys in 2004, 2005 and 2007. We are pleased to present some of the 2010 findings here.

2011 Employee survey
More than 90% of our employees rate us highly as an employer
In 2011, Lane4 invited all of our Head Office team to participate in our first independent staff satisfaction survey. The overall results of this survey, to which 92% of our staff responded, were very good, demonstrating the effectiveness of our efforts to create an environment in which people can thrive.
We are now putting together a comprehensive action plan based on the findings of the survey.
2011 Customer survey
80% of our occupiers rate us good or excellent
In 2011, RealService carried out telephone interviews with our retail and office occupiers across the UK as part of our ongoing efforts to understand and anticipate our customers' needs as the business environment changes. They sought the views of more than 260 property directors, senior facilities managers, estate surveyors and retail store managers.
This followed previous independent UK customer surveys in 2005, 2007 and 2009 and our first independent Continental European customer survey in 2010.

2011 Local community survey
More than 90% of respondents rate us as very good
In 2011, Ipsos MORI carried out pilot local satisfaction surveys at three of our development projects: Regent's Place in London NW1, Colmore Row in Birmingham and The Beehive Centre in Cambridge. They invited 40 local contacts to participate in the survey, with 17 people taking part, including five who completed evaluation interviews.
The overall response was very positive. Going forward, we will evaluate our performance on all major developments.
Engaging with our peers
We engage with our peers and industry experts to improve sustainability performance across the property sector.
We recently co-sponsored a UK Green Building Council (UK-GBC) task group which produced a series of recommendations on Display Energy Certificates for occupiers and landlords, and on the CRC Energy Efficiency Scheme.
Head of the Business Group, Justin Snoxall, also chaired a Better Building Partnership working group which developed a Green Building Management Toolkit designed to help owners, occupiers and building management teams work together more effectively to reduce energy, water and waste.
We are members of a number of sector associations including Better Buildings Partnership (founding member), Commercial Landlords Accreditation Scheme (CLAS), Real Service and the UK GBC (founding member).
We also benchmark our performance and targets against our peers.
