What we do

We focus on prime property

Our portfolio focuses on high quality out-of-town UK retail properties and central London offices. We believe these well-located properties are the ones best placed to benefit from customer demand and rental growth. We also have expertise in residential and leisure property.

We own properties directly, as well as through investment funds and joint ventures.

Property is a cyclical business. Our understanding of the market cycles guides us as we use our capital to deliver long-term property returns.

We create properties with enduring occupier appeal

Our business thrives because companies choose our buildings. The names on our leases are some of the most successful businesses in the UK.

We invest in and develop high-quality buildings in prime locations and then manage them to the very highest standards – with a keen focus on what our customers want at every stage.

Our experience and expertise across the business helps us to understand and anticipate our customers' needs.

It's an approach that's proved successful: 98% of the portfolio is let. And our occupiers sign long leases with us. This gives us the security of a strong and sustainable rental income; only a very small portion of rent is subject to break or expiry in the years to 2013.

We have a flexible and efficient approach to investment

We have a strong balance sheet with a substantial capacity to invest. We enhance this financial capability through partnerships with investment funds and joint ventures.

These partners bring complementary skills and interests to our business. They can also introduce us to new opportunities, often for properties that are not on the market.

We create successful developments that meet our customers' needs

Developing buildings is a fundamental part of our business. It requires careful management and assessment, as well as an understanding of market cycles.

We have in-depth expertise in every aspect of the development process – from planning and design to construction management.

Our approach is driven by a focus on customer needs and our knowledge of the real estate market.

From Ropemaker Place to 10 and 20 Triton Street at Regent's Place, our developments are highly successful in meeting customers' needs, with the majority of the space rented out before or soon after completion.

The success of development projects depends on a number of factors. These include location, transport and infrastructure, specification, configuration, flexibility, sustainability and timing. We have the expertise and experience to manage the process for the benefit of our potential occupiers and of our business as a whole.
